Landon Jackson Real Estate Group Client Testimonial - Greg & Cheri Sorensen
April 14th, 2008 Categories: Client Testimonials
It was the start of the same conversation my husband and I have had for years. While walking along the streets of Little Italy, we were dreaming about how wonderful it would be if we could own a place of our own. We knew the “where”, we just didn’t know the “when” and the “how”. It was one of these days that we met Andy Boes, the realtor who turned our dreams into a reality. Andy helped us understand our options, showing us how we could take advantage of the current market and purchase a condo within our price range. Throughout the process, Andy kept us informed and up to date on how things were progressing. Andy kept such a close eye on the transaction that he was able to anticipate some hesitation from the bank (this was a short sale) and suggested we submit another offer. With the guidance from Andy, we are now the proud owners of a second home in San Diego. We were able to get a great condo, at a great price and without any stress!
Andy, thank you for everything!

Being a first time home buyer I didn’t know or understand the process of purchasing a home. I’m glad I had Andy Boes as my real estate agent. He did a fantastic job. He has great communication skills; I was always updated with the latest news, my e-mails and phone calls were always returned in a timely fashion. Andy is very knowledgeable and always made it a point to answer or find answers to all my questions. He’s a great person, hard worker and always presented himself with a positive attitude. The process of buying my home was a delightful experience. The transaction went smooth from start to finish. I would highly recommend Andy to anyone who is planning on buying a home. I will definitely be using Andy Boes for my future real estate needs.

Is Downtown San Diego too Noisy? Good News for Residents that live near the railroad tracks.
March 4th, 2008 Categories: Landon Jackson Real Estate, Real Estate News, San Diego Developments
If you are considering moving Downtown San Diego or currently live Downtown this will brighten your day and possibly allow you to catch a few more Z’s at night.
“The Centre City Development Corporation (CCDC) is submitting an application to the Federal Railroad Administration (FRA) for the establishment of a Quiet Zone at downtown San Diego’s 13 grade crossings (Park Boulevard to Laurel Street).
Downtown San Diego, like many urban environments, has had a substantial increase in people living adjacent to railroad tracks and crossings. Noise and safety at downtown’s rail crossings have become major concerns for residents and for CCDC. The Federal Government, through the FRA, has finalized legislation to limit the noise from train horns in residential areas. CCDC is moving forward with an application to designate downtown a Quiet Zone, and expects to complete the project by spring 2008. In order to establish a Quiet Zone, the railroad crossings are improved with safety enhancements such as additional gates and warning lights. “
I have lived downtown for the past 5 years and have dealt with Planes, Trains and Automobile noise. Living in the city you will become accustom to the noise and after a while it all seems to blend in. For those who live right next to the tracks, hang tight because help is on the way.
Some of the best properties Downtown San Diego are a stones throw from the railroad tracks. After the quiet zone is implemented I expect to see more sales activity within some of these developments.

Staging Your Home in San Diego Will Help You Sell it Faster.
February 28th, 2008 Categories: Landon Jackson Real Estate, Sell San Diego
The way you live in your house is not the same way you want to market and sell your property. In this market you need to cover all the angles and make your property more appealing than ever before. This is a buyers market and there is an abundance of inventory to choose from. So why not separate yourself from the herd and start thinking like a buyer.
Staging your property will allow buyers to get their arms around and in-vision themselves living in your property. I have had many clients over the years walk into house and immediately be turned off by a certain smell or bad clutter job. If you are selling your property and living in it as well make sure to consult a designer/Stager.
I once heard that Decorating is more or less personalizing your residence. Staging is de-personalizing your residence and making it appealing to the masses. Cleaning and getting rid of clutter, adding color and air freshening is a great place to start.

Get your Sushi on! Sushi Bar Nippon in the Gaslamp is a great place for raw fish.
February 21st, 2008 Categories: Health and Fitness, San Diego Events
Sushi Bar Nippon is located on 532 4th Ave, San Diego, CA 92101 and only serves sushi. This precision focus makes it one of the best sushi bars in the Gas-lamp.
My wife and I sat at the bar and asked the sushi chef for the fresh stuff. He recommended the halibut, Spanish mackerel (aji) and the toro. We ordered all of his reccomnedations plus oshinko maki, natto maki, seafood salad and a few other things. We also ordered some unfiltered sake, which was served in the traditional sake box.
The halibut was exquisite - thinly sliced to near-transparent with a dab of chili sauce and ponzu sauce. Spanish mackerel was delicious as well. It has a tendency to be too-fishy fish for my liking but here at Nippon the flavor of the fish was just right and not too pungent.
The food and the service is top notch. The ambiance of the restaurant makes you feel like you are in Japan. If a trip to Roppongi, Japan is too far then I recommend Sushi Bar Nippon.

City Mark’s Aperture is Sitting Pretty in Little Italy San Diego.
February 15th, 2008 Categories: Buy San Diego, Little Italy, San Diego Developments
CityMark development has done it again with Aperture in Little Italy San Diego.
Aperture opened its doors to the first of its residents in November 0f 2007. Construction began in Fall of 2005 and finished right before the new year. Aperture is located on Union And Beech in Little Italy and is already on a path to receiving high acclaim like the previous award wining Doma that was completed in 2003.City Mark Development has a unique approach to architecture and you will see for yourself when you walk into the lobby of any of their developments. The combination of exposed concrete, trendy light fixtures and floor to ceiling glass gives a most desirable feeling to both residents and guest.
Aperture is a great addition to the wonderful Little Italy subdivision. As an owner of a City Mark property I can honestly say they have a functional and fresh approach to their buildings.

Great time to buy property Downtown San Diego.
February 11th, 2008 Categories: Buy San Diego, Landon Jackson Real Estate, Real Estate News, San Diego Housing Statistics
My clients from Arizona took Advantage of this great opportunity.
Time to get out there and get your slice of the Downtown San Diego market. My clients sent me this article from the Arizona Republic and it makes perfect sense.
“For Zonies with serious San Diego addictions, there could be an upside to falling real-estate prices.
A condo-market meltdown has put the dream of owning a piece of downtown San Diego within the reach of more Valley residents.
Tightening credit and pain caused by rising payments on subprime loans have put the brakes on new-condo sales, While still lofty, prices for some units are now more than 30 percent below previous highs and still falling.
A new 725-square-foot “bank-owned” studio, two blocks from the San Diego Padres’ ballpark, is listed at $189,900, down from $289,900 at the end of September. Read the rest of this entry »
